For general contractors and developers managing multifamily construction in the Charleston area, the painting subcontractor you choose can make or break your project’s finish quality and schedule. Here’s what to check before you sign.

1. Verify Their Insurance and Licensing

Require a current Certificate of Insurance (COI) with your company listed as an additional insured. Confirm the license covers both painting and drywall if you need combined scopes. A painting sub without up-to-date COI is a liability risk on your job.

2. Check Their Multifamily-Specific Experience

Commercial painting companies often come from residential backgrounds and struggle with multifamily scale, phased scheduling, and coordination with other trades. Ask for references from GCs on comparable projects — 50+ unit buildings, phased construction, or occupied renovation.

3. Ask About Their Crew Structure

Do they use their own employees or layer in lower-tier subcontractors? A company using unverified crews introduces risk on documentation, quality control, and schedule. Ask directly who will be on your site and whether they are direct employees.

4. Evaluate Their Documentation Readiness

A professional painting sub should have W-9, COI, license, and references ready to submit with a bid. If you have to chase them for paperwork, that’s a preview of how the job will run.

5. Get a Written Scope and Schedule

Vague proposals lead to scope disputes. A quality subcontractor provides a written scope including surface prep specifications, product specifications (brand, sheen, coats), and a schedule with milestones tied to your construction sequence.

6. Confirm Their Communication Protocol

Who do they notify when there’s a schedule conflict? Who approves color changes in the field? Establish communication expectations before mobilization — not during a problem.
